100 AVENUE ROAD

Construction Management Plan (CMP)

100 Avenue Road Developers Essential Living (EL) submitted their latest Construction Management Plan 09/05/18 V2.2 to Camden Council for demolition of the current building and construction of their 24-storey, skyscraper, which will be the tallest building in NW London and set a precedent for more skycrapers in the area.

The CMP proposes 3-4 nightmare years of up to 14 construction lorries a day for up to 3 years to route through Winchester Road, the pedestrian area of Eton Avenue and the Open Space along the path by the Green. This will be hugely disruptive and harmful to the amenity, including the market, Hampstead Theatre, Central School of Speech and Drama, Mora Burnet Care Home, Swiss Cottage Community Centre, youth club, two nurseries and vulnerable residents in Winchester Road, five schools and more.....

EL have acknowledged that all vehicle access and egress to the site can be via the A41 only, but that construction would take longer and cost them more. This is infinitely preferable to any impact and potential harm there may be to users of the Open Space and the amenity.

EL now say that for TfL "an extension of the construction period... would be unacceptable given the ongoing impacts to the CS11 scheme." [CMP]. Yet the current plan is that 100 Avenue construction vehicles will already impact  CS11 for at least a year.

Using TfL's CS11 program as an excuse to ride roughshod through our Open Space is unacceptable. Most developments take place from the main road and there is no good reason why the 100 Avenue Road development should be an exception.

PROTECT THE OPEN SPACE, THE AMENITY AND ALL ITS USERS.

NO HEAVY VEHICLE ACCESS TO THE OPEN SPACE 

FROM WINCHESTER ROAD OR ETON AVENUE.

ALL DEMOLITION/CONSTRUCTION TRAFFIC MUST BE LIMITED TO THE A41
